Most contractors treat prequalification like an interrogation to survive. We treat it like the sales pitch, because for an owner who is spending eight figures, it is. Bonding, safety, insurance, litigation, references: published here, and assembled into a packet your committee can file.

STA 01 Surety + bonding

The first question is always bonding. Here is the answer.

Our surety program is underwritten by a carrier rated A (Excellent) by AM Best and listed on the U.S. Treasury's Circular 570. A current single-and-aggregate letter, signed by our surety agent, ships in every packet, dated the week you receive it.

Litigation

We have never taken an owner to court and never been taken to trial. One arbitration in twenty years, a 2014 subcontractor payment dispute, resolved and disclosed in full inside the packet. If that number ever changes, this page changes the same week.

Financials

Reviewed annually by an independent CPA firm. Statements go to serious owners under NDA, and our banker and surety agent take reference calls with our standing permission. Working capital and line-of-credit figures ship in the packet.

References

Every ledger entry carries an owner contact and an architect contact who agreed, in writing, to take your call. We do not curate references per pursuit. You pick the project; we hand you the phone number.

Answers before you ask.

Yes, and we have twice, both times as the managing partner with a national GC. Above roughly $60M we would rather bring you a structured JV with our team running the field than pretend the balance sheet is something it is not.

We hard bid select public work where the documents are complete and the owner runs a clean process. About a tenth of our revenue is competitively bid. The delivery page explains when we think hard bid genuinely serves an owner, and when it quietly costs more than it saves.

Case by case above $500K of trade value, based on our own prequalification of the sub, not a blanket rule. We carry subcontractor default insurance on larger programs. Our sub prequal is real; it is the same rigor we are showing you on this page, pointed the other direction.

Yes. Our trade partner list across DFW includes certified HUB, MBE, and WBE firms in most divisions, and we report participation monthly on public work. Tell us the goal in the RFQ and we will show you the plan, not a promise.

The people in the packet. The superintendent and project manager named in our proposal are contractually committed to your project; swapping them requires your written consent. That clause has been in our contracts since 2011 and it is the one owners remember.
